While serving as the principal at Architects Beazley Moliere, Adam Beazley took on the role of Architect of Record for a captivating project initiated by a private developer. This venture involved the acquisition of a spacious tract of land, and Adam was entrusted with the task of creating a plan that would optimize leasable space while ensuring the preservation of two magnificent mature oak trees situated at the heart of the property.
Employing a strategic two-phase approach, Adam sought to maximize the leasable space while minimizing the initial construction investment. The first phase comprised two buildings, resulting in a total of 13,500 square feet. Building A housed 9,000 square feet of leasable space, while Building B offered an additional 4,500 square feet for potential tenants.
To achieve cost-effectiveness without compromising quality, a pre-engineered metal building structure was thoughtfully employed for both buildings in Phase One. These structures were clad with a striking combination of stucco, fiber-reinforced concrete panels, and corrugated metal paneling, accentuating their modern appeal.
The buildings were intentionally designed as flexible shell spaces, catering to future tenants’ specific needs. Building A, however, accommodated an anchor tenant, requiring a complete 3,000 square foot build-out to house a dentist’s office. On the other hand, Building B was meticulously planned with a potential Cafe tenant in mind, featuring thoughtful additions like a drive-thru and an inviting exterior covered porch area.
